Rental Rules/ Contract for 215 N. Serpentine Avenue, Hot Springs, 28743 
 
The house is located at 215 N. Serpentine Avenue, Hot Springs, NC 28743.  The house phone number is 828-622-7729.  
 
The house was built in the 1920s and is reflective of that era.  The house has been in the Moore/Mrozkowski families for over 70 years.  Being an old house, it has its quirks that visitors often call “part of the adventure.”  
 
It uses window units for AC and has wood, propane logs, oil furnace and electric as heat sources.  You will notice many modern upgrades; however, there is still an adventure or two in store for you by staying in the house.  
 
We have a new dishwasher, clothes washer and dryer, and high speed Internet.  However, there is only one bathroom with a porcelain tub over half a century old.  
 
The house is within walking distance to town, the French Broad River, the pub, restaurants and the Hot Springs Spa.  We hope you enjoy staying in this family home we have loved for so many years.
1.  CHECK-IN TIME IS AFTER 12 P.M. EST AND CHECK OUT IS by 3 P.M. EST.   NO Early Check-ins. 
 
2.  Pets are permitted in the house only with prior approval.  $50 per pet fee applies.  Pet owners are responsible for cleaning up of any/all pet refuse.  Please don’t let your pets on the furniture.  Any evidence of pets on furniture may incur extra cleaning fees.  All pets should be up to date on rabies vaccinations and all other vaccinations.  We recommend treating with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and tick are active in this area and can cause harmful/fatal illness to humans and pets.  All items above are the sole responsibility of the pet owner. The home owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.  
 
3.  We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 
 
4.  DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $150 is required. This must be received within 2 (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met. 
 
a.    No damage is done to house or its contents, beyond normal wear and tear. 
b.    No charges are incurred due to contraband, pets or collection of services rendered during the stay. 
c.    All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry containing towels and linens should be started. 
d.    All keys are left in the designated area and house is left locked, windows closed and AC units turned off. 
e.    No linens are lost or damaged. 
f.    NO Early check-in or late check out without prior notification.  Additional nights may be available. 
 
5.  PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of bank money orders, cashiers checks or personal checks. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date. 
 
6.  CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 
 
7.  MAXIMUM OCCUPANCY- The maximum number of guests per house is limited to four (4) persons.  An additional charge or $10.00 per person per night for guests in addition to four (4) will be assessed.  
THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.
 
8.  INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 
 
9.  NO DAILY MAID SERVICE – While linens and bath towels are included in the house, daily maid service is not included in the rental rate. We suggest you bring your own beach towels and related items if you are planning to raft on the river, soak in the hot tubs, or swim. We do not permit towels or linens to be taken from the house. 
 
10.  FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 
 
11.  WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 
 
12.  Parking  – Parking is limited to two (2) vehicles.  Vehicles are to be parked in driveway only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing and/or fines by the Town of Hot Springs; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
 
13. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to road conditions.
 
14. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
 
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
